What Is a 4-Point Inspection?

A 4-point inspection is a limited inspection that focuses on the four major systems of a home: the roof, electrical system, plumbing system, and HVAC (heating, ventilation, and air conditioning). Unlike a full home inspection, it is specifically designed to satisfy the requirements of Florida homeowners insurance carriers.

Insurance companies use the 4-point inspection to assess the risk of insuring an older home. If any of the four systems are found to be in poor condition, outdated, or a known safety hazard, the insurer may require repairs before issuing a policy — or may decline coverage altogether.

In Florida, most insurance carriers require a 4-point inspection for homes that are 20–30 years old or older. Some carriers require them on homes as young as 10 years old. It is one of the most commonly requested inspections in the state.

The Four Systems We Inspect

Roof

  • Type and material of roof covering (shingles, tile, metal, flat)
  • Approximate age of the roof covering
  • Estimated remaining useful life
  • Visible condition — missing shingles, damage, sagging, or leaks
  • Evidence of repairs or patches
Insurer note: The roof is often the most critical factor. Insurance companies may deny coverage or require replacement for roofs over 20–25 years old or those showing significant wear.

Electrical

  • Type of wiring (copper, aluminum, knob-and-tube)
  • Main electrical panel brand, condition, and amperage
  • Presence of double-tapped breakers or other deficiencies
  • GFCI protection in required areas
  • Any visible safety hazards
Insurer note: Certain panel brands (Federal Pacific, Zinsco) and aluminum wiring are considered high-risk by many insurers and may result in coverage denial or surcharges.

Plumbing

  • Type of supply piping (copper, CPVC, PVC, polybutylene)
  • Type of drain lines (cast iron, PVC, galvanized)
  • Water heater age, condition, and safety features
  • Visible leaks or signs of prior water damage
  • Functional flow and drainage
Insurer note: Polybutylene piping is flagged by most insurers due to its history of failure. Water heaters over 10–15 years old may also raise concerns.

HVAC

  • Type and age of heating and cooling equipment
  • Operational status of the system
  • Condition of ductwork and air handler
  • Presence of safety features (overflow shutoffs, etc.)
  • Estimated remaining useful life
Insurer note: HVAC systems over 15–20 years old may be flagged. Insurers want to know the system is functional and not a fire or moisture risk.
